The scope of work below is intended as a template to address a variety of engagement scenarios.
Client Discovery – Understand client goals, priorities, key stakeholders, and organizational structure

NDA Client
Supporting a manufacturing brand with a statewide portfolio rollout, and a historic manufacturing facility conversion to a state-of-the-art 150,000 square-foot campus for manufacturing, office, lab, and R&D space.
Stok was originally contracted to provide analysis of sustainable building systems and a solar installation for the campus. Early in the project, the client needed to replace the existing GC and management team; the client’s real estate team took advantage of our full range of services and values alignment, hiring Stok as Project Manager for the renovation of the 11-building campus and a portfolio rollout of office and production spaces throughout California.
Stok also mapped out the development of the mixed-use campus through a master plan. Completion of the plan’s Phase 1 guided the project development until Q2 2018, when the client acquired an additional 220 acres of land and facilities. Stok expanded the campus in Phase 2 of the master plan.
In tandem with the campus planning efforts, Stok was developing design guidelines to streamline future projects.
The client also tasked Stok with major infrastructure projects, design and planning for off-grid energy system development, and portfolio-level PM services for their west coast office and lab locations.
WHT LBL
Stok partners with WHT LBL Cannabis to provide project management, sustainable consulting, and owner representative services so this pioneering cannabis company can provide sustainable real estate solutions to their growing market.
WHT LBL is a team of licensed and experienced consultants who guide cannabis entrepreneurs and long-time operators in expanding their brand through cultivation, processing, and manufacturing needs. Clients trust WHT LBL for their expertise in a vertically integrated operation creating custom products to specifications that are specific to the cannabis industry.
As WHT LBL grows, they hired Stok to help plan their expansion and create and define their sustainability goals. They also want to build their sustainability goals as a leader in the cannabis industry by mitigating the energy inefficiencies and waste they recognize as part of the cannabis cultivation and manufacturing process. Stok is providing Owners Representative and sustainable consulting in three phases.
During Phase 1, Stok will provide Owner’s Program Requirements after aligning and gaining an understanding of WHT LBL’s organizational and business objectives, past project successes, and lessons learned to create a streamlined portfolio and project strategy in alignment with WHT LBL’s goals. Stok will then prepare recommendations in Phase 2 and a Design and Construction Guideline Summary that include standard requirements and an equipment list. This will serve as a pilot as a national growth model based on a standardized process and result in projects that perform exceptionally around environmental, social, and financial outcomes.
Phase 3 will result in a streamlined implementation process creating high-performance cultivation, manufacturing, and retail cannabis facilities.
